Aeroterm Developing New Cargo Facility in Montreal Aeroterm is currently completing the construction of a new 331,000 square foot state-of-the-art air cargo complex at Montreal-Trudeau International Airport (YUL). The new Aeroterm North Cargo project is part of major changes being implemented by the Aéroports de Montréal airport authority to increase terminal capacity and substantially enhance the quality of passenger service.  In 2007, the airport authority confirmed its plans to demolish several facilities west of the main terminal building, including Aeroterm’s Building 1, for its expansion of passenger-related activities. The recovered land will be used by Aéroports de Montréal to construct new jetty space for U.S. and overseas flights, as well as a new international arrivals complex. In order to minimize the negative impacts of this announcement on its air cargo tenants, Aeroterm worked closely with Aéroports de Montréal to relocate affected operations to the new Aeroterm North Cargo complex located on a newly-developed parcel of land north of the airport. Tenants of the new complex will include Air Canada Cargo, Schenker Canada, Excel Cargo Handling and Livingston International, among others. The first phase of construction, situated on approximately one million square feet of land, commenced in January 2008 under a long-term lease with Aéroports de Montréal. This initial phase is comprised of two buildings totaling 331,000 square feet, as well as parking for approximately 550 cars and 20 trailers. The first phase will be completed by October 15, 2008, respecting both the allotted time and budget. The second phase of the project consists of a 53,000 square foot 2-story office and warehouse building designed specifically for the Canada Border Services Agency and other cargo-related users. This second phase of construction is anticipated to begin in the spring of 2009. After considering all factors, IAH possesses 120 acres of improvements and expanded capacity to more than 454,000 tons. IAH has also been honored by the Air Cargo World’s Air Cargo Excellence Award in 2005, 2006, 2007, and 2008, proving its superiority in air cargo facilities. Our company has recently registered certification through the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) program. The program outlines mandatory prerequisites in areas such as water efficiency, materials and resources, indoor environmental quality, energy and atmosphere, innovation and design process, and sustainable sites. Aeroterm aims to achieve CERTIFIED LEED ratings for all airside and landside site work, SILVER LEED ratings for all future building construction and GOLD LEED ratings for all office spaces within planned development. Apart from the certified LEED rating, the silver and gold ratings require the highest level of indoor environmental responsibility. Due to the fact that the vast majority of employees spend their entire workday indoors, these green initiatives will prove greatly advantageous. Aeroterm will be using natural light sources, consuming low-emitting materials, and installing pollutant source controls and increased ventilation systems. Going above and beyond LEED standards, Aeroterm is also considering the installation of alternative energy sources, such as roof-mounted photovoltaics. Solar panels will provide clean, renewable, and cost-effective solar power that may satisfy hot water demands and reduce on-site power demand. In addition, solar heating and cooling does not require the transportation of fuel, which results in wasted energy, and instead offers both predictability and independence from energy networks.  Within the office environment, Aeroterm aims to decrease energy consumption while simultaneously reducing operational expenses. After researching alternatives to bottled water, the office elected to install a sleek and efficient Spectrum water cooler, which eliminates wasted water, plastic, and the fuel used for the transportation and delivery of the bottles. The office uses recycled paper and envelopes that have been processed and colored using eco-friendly methods, and each employee takes the initiative to recycle all cans and paper goods. To further conserve paper items, double-sided printing is used to decrease page count. After work hours, computers are shut down completely, avoiding standby and ultimately conserving energy, while reducing costs. Aeroterm also provides the custodial staff with biodegradable cleaning products that promote a safer, healthier environment. Aeroterm’s commitment to the environment devises a plan that is constantly changing. As new technologies and developments become available, Aeroterm will evolve in such a way that promotes the indoor and outdoor environment and contributes to the green effort. The legislation also includes that by February of 2009, 50% of all cargo that is again transported on passenger aircraft be appropriately screened. Amendments to the Standard Security Programs (SSPs) are scheduled to be released for industry comment during the summer of 2008 with a final draft to be published by the fall of 2008. One significant addition will be the Certified Cargo Screening Program (CCSP) which will enable approved facilities to screen cargo earlier in the supply chain. For those facilities that are currently not regulated, adjustments and approvals will be made in conjunction with the CCSP Regulatory Order that will be issued this summer.
